Knot the Office is a 2 cabin, 1 head layout with an "L" shape settee layout with a dinette table attached to the main bulk head, with seating to port salon. Table can be lowered down to convert to a double berth. Adjacent to starboard is a long settee that can convert to a large table in the middle. Forward of the bulkhead to port is the head compartment.  Large V berth stateroom forward with hanging locker to starboard as you enter.  The L shape galley is on the port side adjacent to the companionway. There is plenty of counter working space and storage from cabinets above stove area and deep dry storage locker located between the stove and sink area. A deep double sink with fresh hot / cold pressure water, Adler Barbour top loading refrigeration / freezer.  A gimbaled (2) burner LPG stove and oven. Corian-like molded counter top. Adjacent to starboard is the nav station with a desk for charting and space for future electronics.  There is a starboard aft stateroom berth with hanging locker and drawers.

She is priced this way for the following reasons:

Hatch / ports are crazed - very functional but you can definitly see it

The Bimini is still functional but the canvas would need to be replaced sooner than later.  There is a dodger in better condition but not currently installed

The main sail is an older main, it still functions but toward the end of usefull life

The Hot water heater was removed (all plumbing is still there and intact) but we did not use it so we removed it

The final item is the refridgerator we used as a cooler with ice (we have not run the fridge in several years) it worked when we purchased the boat but never used it and dont know its mechanical condition.
