PRICED WELL BELOW MARKET FOR QUICK SALE
Broker's NotesSUNSET has been regularly sailed for the past several years including a six-week cruise to the Keys this spring. She was brought back to the east Central Florida area and received a fresh bottom (August, 2018). Her owner has always be more concerned with function over form and has maintained the boat in good operating order while not paying much attention to appearance. He installed a new generator last year and the dinghy and outboard are also relatively new.
While the boat is fully functional and ready to sail again, there are a few things she would need to really be up to par. And some significant cosmetic attention to be brought up to what most would consider Island Packet standards.
The canvas enclosure is in poor condition, certainly the clear panels, and should be renewed. The running rigging is also at the end of useful life and needs to be replaced. The interior is in pretty good shape but again could be spiffed up a bit, particularly in the galley. And most new owners would probably want to renew the fabrics.
Another important note, questions have been asked about problems with the standing rig and chain plates as well as the holding tank. While earlier models of the IP38 did indeed have problems in these areas, by the time this model was last produced in 2003 these issues had been identified and addressed.
On August 4, 2018 we conducted an analysis of SoldBoats.com for IP38�s vintage 2001, 2002, and 2003 since Jan 1, 2016. There were fifteen boats in the data base. The actual realized sale price of these boats was about $165,000. This research is available on request.
While the boats that sold near the top price may have needed little or nothing, those that sold near the lower end probably needed something. Let�s say they needed on average $10,000. That means that the typical buyer put about $175,000 into their boat. SUNSETis asking $139,500 and might be negotiated further. If the boat was purchased for $135,000 and an investment of $20,000 was made in R&R, then the total into the boat would be $155,000. A savings of $20,000. And many of her features and appointments would be new
