Accommodations
A very spacious layout with excellent headroom. There is a V-berth forward with storage shelves above and drawers and lockers below. Also in the forward cabin is a sink with additional storage below and private access to the head. Next aft is the head and shower. Opposite is a locker and row of drawers.
MAIN SALON, Amidship:
There is a straight settee to port which converts to a double berth, has 2 stowage lockers behind the berth back and a large enclosed locker above. There is additional stowage space underneath the settee with convenient access. Opposite is a single settee which can also be converted to a double, storage below, outboard and above. The galley is aft and to starboard and is equipped with a Force 10 3-burner propane stove with oven, sink with hot and cold pressure water, large ice box and numerous lockers and abundant counter space. Opposite is the nav sataion and quarter berth.
The cabin has six opening ports, 2 hatches and 2 dorade vents all which provide light and excellent ventillation. The cabin sole is teak and holly.

Disclosure
MARIA CARMELLA has been surveyed twice in the past year. In both cases the buyer elected not to have a written report done to save on survey costs. We do have a summary of items from the 2nd survey which is detailed below. This duplicates the issues raised in the 1st survey. We have also been provided with an estimate for repair of these items of $12,000 but allowing for some overage could run $15,000. The owner understands this and while the asking price has been left unchanged is extremely negotiable and anxious to sell.
1. Delmaination in the cabin sole from galley to head area.
2. Wet delmainated plywood in way of quarter berth/engine space
3. Smaller areas of deteriorated plywood in way of icebox cabinetry
4. Deterioration in the engine beds. This appears to be localized but may be more extensive. This is part of the reason we have assumed that repairs may exceed the $12K yard estimate.
5. Steering system requires overhaul including removal of rudder, installation of new bushing and bearings and repair or replacement of stuffing box at top of rudder post tube.
6. Chain plate gusset was rotted out (relatively minor)
7. Port cockpit scupper drain has minor leak. This dripped down onto an electrical system distribution bus bar. The leak will need to be rerpaired and the bus bar and connections cleaned and re-done.
8. Some hose replacements required in the exhaust system, engine plumbing, and head.
9. Propane system needs to be brought up to code, primarily the locker top is not vapor tight.
10. There is elevated moisture content in the deck in way of the stanchion bases, anchor windlass, and some chain plates. This will not require repair but does require that these fittings be removed, the areas allowed to dry out and then hardware re-bedded. This item was not included in the yard estimate.
Given the extensive amount of re-fit work done to this vessel we feel she should still be attractive to those looking for a solid cruising vessel but willing to have additional work done to make her first class.
